We cover commercial kitchens and laundries across managed estates, on one contract, with the paperwork you need for every audit.

One supplier for two trades across every site

A managed estate almost never needs just one of these. An office has a staff kitchen. A leisure centre has both. A care facility has a kitchen and a laundry. Student accommodation has a laundry room and a servery.


Most equipment suppliers cover catering or laundry, not both. So you end up holding two sets of contracts, two sets of certificates and two sets of response times, and doubling the admin for no benefit.


We do both trades. One approved supplier on your list, one asset record, one place to log a job, and engineers who don't need a second visit from someone else to finish it.


Who we work with

Facilities management companies

You're accountable to your client for uptime and for the paperwork behind it. We already work as a subcontractor to several FM providers, to agreed response times, with service records and certificates issued alongside the job rather than chased afterwards. We're Constructionline Gold accredited and carry £10 million public liability and £5 million employers liability cover, which covers most supplier onboarding requirements.


Managing agents and property managers

Communal facilities are where the complaints come from, and they're rarely the thing you have time for. We take on the laundry rooms and the kitchens across your buildings so residents and tenants stop routing it through you.


Contract caterers

Your equipment sits in someone else's building on someone else's contract. When a combi oven fails at eight in the morning it's still your service that stops. We prioritise kitchens during service and carry stock for the brands we look after.


Offices, business parks and staff canteens

Coffee, dishwashers, refrigeration and a servery that has to handle the whole building in an hour. Smaller than a restaurant kitchen but no less visible when it stops working.


Leisure centres and local authority buildings

Pools, gyms and community facilities generate constant towel and kit washing alongside a café or canteen. Public buildings also need the compliance record kept properly, which is half of what we're paid for.


Housing associations and build to rent

Communal laundry rooms in residential blocks get hard use by people who aren't your staff. We fit equipment that stands up to it, on payment systems if you want the running cost covered, and maintain it so it isn't a standing item on your repairs log.


Industrial and manufacturing sites

Workwear laundry, canteens and staff facilities on sites where downtime has knock on effects elsewhere. We'll work around shift patterns rather than through them.


Commercial laundries and service wash operators

Larger volume operations where the equipment is the production line. Our launderettes and dry cleaners page covers the self service side; this is for businesses processing work at scale.

Planned maintenance on a schedule you can see. Visits diarised in advance so you can tell your client when engineers are attending, and so nothing quietly lapses.


Certificates and service records with every job. Relevant certificates come to you with the job report and invoice rather than having to be requested three weeks later when an audit is looming.


Consolidated or per site invoicing. Whichever way your recharging works.


Compliance is most of the job

In a managed estate the equipment failing is a problem. The missing certificate is a bigger one.


Commercial kitchens carry legal obligations around gas safety and extraction, and laundries in healthcare and residential settings carry their own. We're Gas Safe registered and issue CP42 gas safety certificates annually for catering and laundry equipment, and we handle extraction and duct cleaning. We keep the records straight, issue documentation with the job, and flag when something is coming up for renewal rather than leaving you to track it.


If your client's auditor asks for the last three years of service history on a site, it should take you a minute, not a week.

We service equipment we didn't supply, which matters on an inherited estate where you've no idea who fitted what.


Breakdowns

Our emergency line runs 24/7. Faults are logged, prioritised and dispatched, and our vans carry stock for the brands we look after so most jobs are closed on the first visit.


Where a site can't take disruption during opening hours, we'll work around it.


We're on the road across Lancashire, Yorkshire, the Midlands and North Wales, with national coverage beyond that.


Maintenance plans

Three levels of cover, Silver, Gold and Platinum, across catering and laundry equipment. Every plan includes scheduled visits from certified engineers and access to our customer platform.


For an estate, the plan can be set per site, so a building with a heavy use kitchen isn't on the same cover as an office with a dishwasher.


Taking on an inherited estate

Most portfolios come with history. Equipment nobody has a record for, contracts that rolled over, and two or three suppliers who each cover part of it.


We'll survey the sites, build the asset register, tell you honestly what's worth maintaining and what's near the end of its life, and give you a phased plan rather than a bill for replacing everything at once.


The credentials behind the work

Gas Safe registered, and we issue CP42 gas safety certificates for catering and laundry equipment on an annual cycle. Constructionline Gold accredited. Qualified to 18th edition for electrical installation. Our engineers are DBS checked. We carry £10 million public liability and £5 million employers liability cover.

Do you work as a subcontractor to FM providers?

Yes. We already do it for several FM companies. We'll work to agreed response times, including service level agreements with fixed targets, and certificates come to you with the job report.

Can you cover both catering and laundry equipment?

Yes, and that's the main reason FM clients come to us. It halves the number of suppliers on a mixed estate.

Do you service equipment you didn't supply?

Yes. On an inherited estate that's usually most of it.
